Home Values Improving

Home values are improving in Calhoun County MI.

Well the New Year is finally here and the holidays are officially brought to a close for another season.  Looking ahead to 2014 as a Realtor I can tell you is an exciting one.  Property values are beginning to improve as we have seen over the last 1-2 years, and this is good news for sellers.

The interest rates are still low, which is also good news for home buyers.  The rise in property values is expected to continue through the year, which should create more of an urgency for new home buyers to take advantage of the opportunities to become a home owner in 2014.

So as a Realtor, I am optimistic that we will see a lot of activity in the real estate market this coming year.  Here are some interesting statistics from the Multiple Listing Service regarding Calhoun County home sales:

In 2012, there were a total of 1481 homes sold in Calhoun County with an average medium sales value of $79,948.

In 2013, there were a total of 1544 homes sold in Calhoun County with an average medium sales value of $95,123!

This means there was an increase of 5% in number of homes sold, with an increase of 16% in medium home sales values if one compares the two years.

This is the first increase of this size in a long time, as the medium home value in 2011 was $79,998, just $50 more than in 2012.

All of these indicators point to an improving marketplace for real estate and home values, which makes for a great positive outlook for 2014.
