It is an outline of how to use Land Contract Homes, and covers not only expanded material from my blogs, but also additional material on the subject of credit repair, and how both side of a Land Contract works.
Land Contract Homes have been in use for a very long time in America. They come under different names around the country, such as ‘Contract for Deed‘ and ‘Deed Financing‘ and a number of other descriptions. Essentially it is a form of seller financing that enables both buyer and seller to meet face to face and work out a purchase arrangement on a piece of real estate that does not involve the complications of a large banking institution.
However, there are some important things to know about the process for both side of the transactions. Land Contract Homes are not risk-free, and do require that both parties are effectively engaged in the process to make it successful. It came about from my years as a Realtor when I would get asked by buyers to show them homes for sale on Land Contract, and later discover that they had no clue that such homes would require money down, income and a commitment. After experiencing this profile over and over again, I thought it might be useful to have an educational piece out there for buyers to read, as well as sellers, so they too are protected. When I went looking for such a book to offer people, I found there were none out there. Therefore, I decided to write one on my own and share the information. so consider that this book was written for that purpose, and I hope you will read it.
