USDA Rural Development loans in Calhoun County Michigan is one of the most popular first time home buyer loan programs going.  The incredible advantages of the loan for a first time home buyer is that it will offer 100% Loan to Value (LTV) based on the appraised value.

The darker tan areas are not eligible for USDA Rural Development financing.

What this means is that if you work with a Realtor that is knowledgeable about the area, and you find a house that is priced correctly, so it appraises accordingly, your loan will finance at 100% of the purchase price.  USDA Rural Development loans in Calhoun County Michigan has the restriction that requires the home to be in a location defined as rural by the US Department of Agriculture (USDA) official maps.

In Calhoun County, the only non-qualified area is in Battle Creek.  I have included two of the maps here, one which shows a close up view of the non-eligible area (detailed here in the darker tan color) and the eligible areas (the lighter tan color).  I also have included the a more expanded view of the region, showing not only Calhoun County, but one can also see that all of Branch and Saint Joseph Counties are eligible as well.  Portions of Jackson and Kalamazoo Counties are not eligible, but as you can see in the lighter tan color of the maps, a greater area of these counties are eligible as rural property.

An outstanding advantage of USDA Rural Development loans is that they offer the option of zero down payments, and there is no minimum contribution required from the buyer.  Further, there is no mortgage insurance, and the interest rates are very low, and with flexible credit guidelines.

Hillsdale, Branch and St. Joseph Counties are eligible. Also the Eastern sides of Kalamazoo and Calhoun, and the Western portion of Jackson Counties.

The USDA Rural Development loans are 30 year fixed rates only, and they also allow for seller concessions or gifts.  What this means it that when you, with the help of your Realtor, write an offer on a home with USDA Rural Development loans in Calhoun County Michigan you can request that the seller pay for your closing costs, and if the seller agrees, it is permitted by the loan guidelines.
